25P House

A place is never just a place.

It holds memory, climate, rhythm and story. Our architecture works quietly, connecting you to all of it — without excess, without pretence.

Set high on a steep escarpment in Buderim, this project reimagines a large post-war house into a smaller, more intentional home. It supports a young family in living simply, comfortably, and in close connection with their landscape.

The design begins with subtraction. By removing 54 square metres of excess floor area, the home becomes more efficient, more thermally responsive, and more in tune with how the family actually lives. It opens up, not out — anchoring daily life around a central core of light, movement, and shared activity, and gently shifting the home’s relationship to its southern garden.

Every choice is shaped by care. Locally grown Araucaria lines the interiors — bringing warmth, softness, and a material that belongs to this place in both ecology and culture. Brass is used at the bench instead of stone — avoiding extractive materials and offering a surface that evolves with use, showing the quiet trace of a life being lived.

Outside, the house holds back. Its tones are drawn from the land — soft greens and muted earths that help it settle gently into the escarpment. The architecture doesn’t assert itself; it listens. It lets the trees lead.

Windows are placed to shape not just views, but time — drawing in dappled light, casting shifting shadows, and framing moments of stillness and change. As sunlight filters through the surrounding gums, the home becomes attuned to its rhythms — a place to feel the day move, the seasons shift, the years unfold.

“We’re not after a huge house — just one that feels right. A place where our family can be together, where we feel connected to the landscape, and where the house supports us without asking too much. Comfort, warmth, and enough — that’s what matters.”

25P House is designed not to impress, but to support. Not to last in spite of time, but with it. A home reduced with care — to offer more.
